Notice Periods Leading to Christmas

If you are thinking of listing your property for lease or move to another rental property be mindful of moving over the Christmas period as many businesses close and you may find it challenging to lock a tradesman in to do the required work, whether it be cleaning, moving or renovating.

Owners wanting to Lease their Investment Property

It is the holiday period and the pool of tenants looking for properties is far less than during the other months of the year. If you are planning to list your property for lease Cale Property Agents would recommend that you prepare your property and ideally list it on the rental market before the end of November. If this is not achievable because you are faced with the challenges of tradespeople not being able to get the work done before they break for their holiday, then it would be worth chatting to our Business Development Manager Sandi Netto, who will inspect your property and provide industry knowledge and advice on what is the best way forward to maximize your return. This could mean holding off on renovations or not listing your property until the New Year.

Call our Business Development Manager, Sandi Netto on 0420 235 033 to discuss.

Tenants wanting to end their lease

Tenants who are in a fixed term agreement are required to give 14 days written notice to vacate the premises.

Tenants on a continuous lease are required to give 21 days written notice to vacate the premises.

Cale Property Agents are aware of the difficulties of finding a suitable property during the Christmas period and recommend that tenants entering into a new lease over the holiday period look to sign a 13 month lease ensuring that their new fixed term lease ends at the end of January when there are more properties available for lease, and finding cleaners and movers to attend to the end of term cleaning is easier.

Chat to your Property Manager who can assist you in signing a 13 month lease to get you over the Christmas and Summer Holiday Period.
